Lead Safety — Pre-1978 Homes

The Fourth of July on Cape Cod is the best day of the year.
Don't let a careless contractor ruin it.

Picture it — the whole family is on the Cape. Kids are barefoot on the hardwood, chasing each other through the house. The windows are wide open. There's food on the grill, boats on the water, fireworks after dark. It's the day everyone lives for out here.

Now picture that the contractor who replaced your windows last spring didn't have their LSR-S certification. Fine lead dust settled into the floors, the windowsills, the soil by the front door. The kids are crawling around in it. Nobody can see it, smell it, or taste it — and the damage it does is permanent. That's not a what-if. That's what happens when the wrong contractor does the job.

These Homes Have Character — and History

The Cape has one of the oldest housing stocks in the country. The shingled colonials, the saltboxes, the old Capes passed down through families — they're beautiful, and they were almost all built before 1978. That character comes with lead paint in the trim, the sills, and the frames. It's not a reason to panic. It's a reason to hire someone certified to handle it.

Children under 6 absorb lead at a much higher rate than adults. Even microscopic exposure during a renovation can cause irreversible neurological damage — affecting IQ, behavior, and development. There is no safe level of lead exposure for children.

Massachusetts state law requires LSR-S certification — violations carry fines of up to $5,000 per violation. On top of that, the federal EPA RRP Rule (Renovation, Repair, and Painting) under the Toxic Substances Control Act carries penalties of up to $41,484 per violation per day. Most contractors don't have the certification — and many have no idea these laws even apply to them. That's their problem. Until it becomes yours.

Most contractors on Cape Cod hold only a Restricted CSL, which limits them to one- and two-family homes exclusively. Our Unrestricted CSL goes further: it covers one- and two-family homes of any size, plus commercial, multi-family, and mixed-use buildings up to 35,000 cubic feet — which covers virtually every structure on Cape Cod. If you own a business, a rental property, or a mixed-use building, we have the credentials to legally supervise the work.
